Horrible
stated when we booked room on receipt that all fees paid. were forced to pay a "resort fee" which couldn't be justified when we arrived. 90 degrees in room whole time there. a/c didn't work properly and housekeeping would turn it...
The place was great - rooms were clean and updated - The cont. breakfast was ok... but it's worth staying here!! And at the time we went - we got a great deal on the Room - $ 30 a night - we stayed for 7 nights- Loved it, would go back again and ...

We loved this hotel. The staff was friendly and helpful, and our room was very clean.
At first, it smelled too strongly of air freshener especially in the hallway, but they cut back quite a bit. Its not good for people with allergies to strong scents.
The only negative would be that because it's so affordable there were a lot of tour buses and a lot of teens, we were there during spring break. This will contribute greatly to the wear and tear of the hotel.
There was plenty of hot water, good plumbing, nice decor, a fridge and microwave was a real bonus, comfortable beds/pillows, the TV worked well, but when you turn it on it's always on Disney advertising channel and it was way too loud!
Seating in dining area is limited, but my hubby would go get food/drinks and bring it back to our private/comfortable room. The laundry room was nice to have, they could use a chair in there and a sink. Despite all the kids in the hotel it was surprisingly very quiet! We were on 2nd floor away from elevators.
When traveling to the hotel, watch for speed bumps, they are not well identified. Don't forget to add $7.95 per day plus tax to your quote. We stayed for 14 nights and found it to be a great value, averaging about $63.00a night with tax. Oh, and don't count on free internet access in the lobby of the check-in building, it has no keyboard and it's for surfing the Lexington's website only. We found an internet cafe on 192.
Its minutes away from Disney and Universal, what more could we ask for!

Horrible
We checked into a room that had been trashed and the bed stolen out of it. We informed front desk and they were not helpful. Housekeeping was rude and kicked us out of the room at one point so they could clean. NOT...
26 year old female with a luxury budget, traveling for leisure
We stayed here in November of 2005 and are planning another trip to Disney in March of 2007, and we will most definitely stay at The Palms again. We loved the spacious villas and delicious breakfast, especially the biscuits and sausage gravy!
The price was right and when we needed anything, we got help right away. Our only problem was that we had some party animals above us the first night and they seemed to be tearing the rooms to shreds! When they left, it was tranquility.

We have previously stayed in villas, so were apprehensive of hotels in Kissimmee. The Palms hotel was amazing. Its set back in close with a few other hotels in beautiful gardens and lakes, it was all you could wish for. The situation was excellent, its near the I-4 and on 192. The staff was extremely cheerful and helpful. Their bedrooms were immaculate and the breakfast was excellent. Is there anywhere else to stay? Brill for Disney goers but we just shopped for Xmas!
ITS A GREAT HOTEL CLOSE TO THE PARKS VARY NICE STUFF THE PEOPLE WORKING 3RD SHIFT BENT OVER BACKWARDS TO HELP WE WE'LL STAY THERE THE NEXT TIME WE GO BACK.

Good
Very happy with this property. It was very clean and it was quiet. The room was nicer than I expected. I would highly recommend this property to anyone looking for lodging in Orlando. It's also very close to Disney.
