Excellent
This is a charming Inn located within walking distance of the Santa Barbara Harbor and Stearns Wharf. The rooms are spacious and comfortable and a complimentary continental breakfast is included.
My wife and I stayed here while our children were in a local swim meet. The location to the pier and the pool were optimal. We never had to move the car. Everything we needed was within walking distance. Wineries, restaurants, and the beach.

It is a very nice small hotel. The staff at the front desk was very friendly. I liked the complementary breakfast every morning. The room was spacious and cleaned very well every day. I would stay here again.
The atmosphere was very nice with the fountain in the center and it made you feel like you were on vacation.

If you are travelling on a budget, this is the hotel for you - great breakfast, great location, fun personalities, great movies available at the front desk, ask for coupons for the trolley, just a very cool place.

We stayed at the Franciscan Inn over Labor Day weekend. The room was fine, but it was nothing more than your standard hotel room. The location was great, but the service was absolutely horrendous. When we checked in, they tried to charge us $40/night more than our confirmed reservation was for, and their excuse was that it was a holiday weekend and whoever made our reservation must have made a mistake. Nothing we said seemed to matter to them. We had something faxed to them to help us make our argument, and we had to have it sent four times before they acknowledged receiving it, how dubious! Over the weekend, we probably talked to every person who works the front desk trying to get this settled, and not a single one treated us with the decency you would expect from hotel service. In the end, we won, but because we were very persistent and had brought our confirmation with us (showing it the first time didnt work), but the situation definitely put a damper on our relaxing weekend.
