My wife and I spent 2 night and 3 days in Washington DC visiting my son who is a Marine with Silent Drill Platoon. The Silent Drill Platoon puts on a Tuesday night parade at the Iwo Jima Memorial. The hotel was within easy walking distance (two blocks) of the Iwo Jima Memorial. The hotel is also located two blocks from the Rosslyn Metro station making all of DC just a short Metro ride away.
The staff also alerted us to a great exhibition about 3 blocks away entitled...Bodies The Exhibition....this exhibit was better than the Smithsonian.
The Breakfast Buffet in the morning was excellent and the staff went out of their way to make sure the food was hot and ready.
My wife and I will definitely be staying here when we travel back to DC.
By the way Georgetown/M Street/Shopping/Dining and the stairs used in the orginal movie the Exorcist are just a short walk or bus ride across the Francis Scott Key bridge.
Climb the Exorcist stairs from M street to the top and The Tomb's Tavern awaits you.

My wife's parents were in town and we chose to stay at this hotel. We couldn't have been happier with our experience. We definitely will be returning here next spring.
