Having stayed at the Piccadilly Airport before, this was not at all what I expected. I should have gotten a clue at check in when the (apparently teen-aged) desk clerks were more interested in their cell-phone calls and high-fiving one another than they were in serving guests. It appeared to me that management cared very little about service to customers, and even less about maintaining the property. Dirty common areas, shop-worn furniture and bathroom fixtures, and key/lock systems that work (maybe) on an intermittent basis.
The hotel has nothing going for it other than as a place to crash for the night. No bar (except for a bare-bones lobby counter in the early evening), no restaurant at all, and some sort of an affair they try to pass of as a continental breakfast, but is best avoided at all cost.
The location is dicey at best; a 7-11 store, with all the typical parking-lot loiterers, at the front door, and what looks like a village of slum apartments behind. Decent restaurants are within walking distance, but you would be well-advised not to walk in the neighborhood (even the one block distance) after dark.
Fresno has far too many options to consider staying at the Piccadilly, University.
