Like you probably, I was a little wary about this place from some online reviews. We've been going to Orlando area for 5 years now during February school break for a little bit of business but mainly family vacation. Once we arrived at the Liki Tiki, all concerns were gone. Our check-in was a little after 4pm. It took only a few minutes to check in, they mentioned our option to see another person regarding resort benefits, but he was tied up so we went right to our room. We did request a building closer to the lagoon, even though they said they couldn't guarantee it. We had the first building closest to the lagoon - top floor. Excellent location!!! The top floor has vaulted ceilings in the main room and the master bedroom. Yes, there were a few flaws - I can overlook some chipped paint and spiderwebs outside here and there, but I know that the staff was always working hard on keeping the place neat. Last year we stayed at another family resort suite in Kissimmee that cost over $330 a night and the room at the Liki Tiki was more than twice the size - we got a rate for less than $150 through a discount site (shop around with Orbtiz, hotels.com, etc.)
The "room" was great - huge for just our family of 4 (kids ages:11 & 8) - the view overlooking the lagoon from the balcony was wonderful. Even though we had rain & lightning one morning, the staff made even that day pleasant. When other kids got rowdy at the pool, the lifeguards quickly put an end to that, to our relief. We had a rental car, and do recommend getting food at Publix right down the road. We didn't eat at the resort - the "free" breakfast was just donuts and muffins and a huge line for that, so we ate out or had cereal in our room. My husband is a night owl, and he was able to watch TV without disturbing me or the kids. Only once did we hear our neighbors, and that was around 10am and it sounded like their kids were getting anxious to go to a theme park during the thunderstorm. Having the washer/dryer in the room was wonderful after getting wet at the pool during a rain storm (we didn't have to bring any wet clothes home on the plane - YEA)
Of note of anywhere in Florida: we visited family in a different part of FL before coming here and everywhere we go, the water is very nasty - buy bottled water everywhere, even when making your coffee or tea.
Try to ask for a room near the lagoon - and you'll be fine. Maybe when our kids get to be teenagers they may be bored with the pool, but the mini-golf, paddle boats (don't bother with the bumper boats - they were slow) and other sports available, it will be our place for a while. We never got called or bugged about timeshare or anything - we consider this place a solid "A" for the price and amenities.
