he Breakwater Motel is the perfect choice if you are on a budget, and just need a clean tidy room in a great location. We face beautiful Provincetown Harbor and Cape Cod Bay, and are located directly adjacent to the Cape Inn. The motel is open Memorial Day to Mid October after Women's Week, and offers a choice of rooms, some of which have wonderful water views!
Rooms have either two double beds with a bay view, double and twin bed with a bayview or a double and twin bed on the side. All rooms now have mini-fridges, a small coffee maker, air conditioning, shower, television, and free parking. The motel is on the town shuttle line or is a delightful one mile walk to the center of town. Breakwater Motel guests are also welcome to use the Cape Inn pool next door. Rooms are non-smoking with several rooms facing the water in a nonsmoking area outside the rooms as well.
We?re just steps to the water, and only a mile from the fun of downtown Provincetown, where you can visit the many gift shops, restaurants and pubs, museums, galleries, and much more. And for quick bites and a movie, the Whaler Lounge is conveniently located next door at the Cape Inn.

Good
The restaurant dining was excellent. I ate in the dining room 3 out of 5 nights of my stay. I also enjoyed the location of the hotel. It's on the outskirts assuring a peaceful vacation rather than lodging in the center of town.

My only complaint is that the front door had to be slammed to close due to warping most likely. The bathroom door did not close due to warping. A little on the expensive side for being so far out of town. Pool was GREAT! Everyone at the Inn was very ...
